Originally built in 1900, this lovely stone country house now has a full suite of modern creature comforts. Its’ B-category energy efficiency rating is testament to the work the current owners have undertaken to make this a very comfortable home year round. The newly installed pool, 2 workshops, a garage, summer kitchen & pretty garden complete the package.

The rooms at the house are large and light and the total habitable space at the house is 156m2. The accommodation is arranged all on one level, so if you are looking for ground floor bedrooms and bathrooms, this would be a good contender. There are, in fact, two adjoining workshops that add an additional 130m2 to the footprint that could be converted into additional accommodation if required (subject to planning). Here is the current layout:

Outside

The grounds cover 1.13 hectares, roughly 2.75 acres. The grounds are partly enclosed by fencing and electric gates at the top of the driveway. The two workshop areas adjoin the house, but there is also a separate stone garage that is 60m2 in size. The remaining land is an area of meadow with it’s own access via a lane that also leads to the outbuildings.

The swimming pool is brand new, as is the covered terrace and summer kitchen area. This is the perfect spot for enjoying the long summer days, simply moving from one meal onto the next. Whilst in the winter, the house, with it’s B-rated energy efficiency will be nice and warm during any winter cold snap.

Location:

And yet, the nearby village of St Quentin de Caplong has a community shop selling local, fresh produce (and wine of course!) 7 days a week and there are organised events throughout the year. Gensac, under 5km away, is a very pretty village with shops, a bank, bakery, doctor, medical centre, schools, chemist and tabac. There is also a small weekly fresh produce market, a couple of well-regarded restaurants and if you are a keen tennis player, there is an active tennis club. If golf is more your thing, there are a couple of good courses nearby to choose from.

The nearby historic bastide towns of St Foye La Grande (15mins) Duras (20mins) and Bergerac (40mins) offer restaurants, bars, supermarkets, shops and weekly markets. Other towns well worth exploring in the area might be Pessac-sur-Dordogne and Sauveterre-de Guyenne.

For the keen hiker or cyclist, there are many cycle trails through the woods and along the waterways. ‘The three washing stones’ is one particular spot well worth a visit. f you are a water enthusiast, the Dordogne river is nearby and there are also three leisure lakes in the area.

For history buffs, the village retains many of its Gallo-Roman features, including traces of its settlements, temple carvings and unearthed monolith sarcophagi.

It’s an easy drive to the nearest train station with a direct line into central Bordeaux and Bergerac airport is a 40min drive.
